It is a legal requirement that all rental properties have the following in place:

Energy Performance Certificate (EPC)
This measures the energy efficiency of a property, giving it a rating on a sliding scale, depending on how efficient it is.
The ratings go from A to G with A being the most efficient and G the least. It is a legal requirement for a property to have a valid EPC when trying to lease or sell a property. This certificate lasts for 10 years.

Electrical Installation Condition Report (EICR)
It is a legal requirement for a landlord to have an EICR certificate before renting their property. An electrical engineer will produce a formal document stating the condition of the electrical installation.
This certificate is valid for 5 years.

Gas Safety Certificates
It is a legal requirement for a landlord to have a Gas Safety certificate before renting their property as it confirms the safety of gas appliances within your property.
This certificate is valid for one year.

Portable Appliance Testing (PAT)
This is where portable electrical appliances are examined to detect if they are faulty. If they are certified safe to use this certificate lasts for 1 year.

Smoke Alarms

Legionella Risk Assessments
A legionella risk assessment is required to assess the potential for legionella and identify ways of mitigating it.
A landlord has a responsibility to ensure this is carried out and it is recommended it is reviewed annually.
